"How much for a rewire?" is the question we get asked most, and the honest answer is always "it depends" — but that's not very useful when you're budgeting. Here's a realistic breakdown based on the jobs we actually do across London.
Typical price guide by property size
- 1-bedroom flat: from around £2,500–£4,000
- 2–3 bedroom terrace or semi: from around £3,500–£6,500
- 4+ bedroom house: from around £6,000–£10,000+
These are guide ranges only — the only way to get an accurate figure is a site visit, which we provide free with no obligation. Prices above assume a straightforward rewire with standard access; period properties, solid floors, and properties with extensive boarding or plastering already in place can affect cost in either direction.
What's included in a full rewire
- All new cabling throughout the property
- New consumer unit (fuse box) with RCBO protection on every circuit
- New sockets, switches and light fittings (or reuse of your existing fittings where suitable)
- Full testing — insulation resistance, continuity, earth loop impedance and RCD testing
- An Electrical Installation Certificate on completion, which you'll need for insurance, mortgage and resale purposes
What pushes the price up
- Access — solid floors and dot-and-dab walls take longer to chase and make good than suspended timber floors and stud walls.
- Number of circuits — more sockets, more lighting circuits, dedicated circuits for showers/cookers/EV chargers all add cost.
- Making good — most electricians (us included) leave plastering and redecoration to you or your builder, but some jobs include first-fix plastering — worth clarifying what's quoted.
- Listed buildings and conservation areas — extra care and sometimes conduit or surface-mounted solutions are needed to preserve original features.
Do you need a full rewire, or a partial one?
Not every property needs a complete rewire. If your consumer unit and main cabling are sound but specific circuits or rooms are outdated, a partial rewire can be far more cost-effective.
